GST on your Gaur Alaris flat — what's on this page, and what isn't.
Does GST apply to a Gaur Alaris purchase?
Gaur Alaris Phase 1's possession is recorded as 09-06-2031 — the project is still under construction, and GST is a feature of buying a home before it's complete, not after. Our own published cost-sheet table already carries GST as a line beyond BSP, sitting alongside floor PLC, view PLC, parking and club membership, with the table noting the rate applies "at the rate current when the sheet is issued." That is the honest state of it: GST applies, and the specific rate is confirmed on the dated document rather than on this page.
The project is RERA-registered as Gaur Alaris, UPRERAPRJ950965/07/2026, promoter GAURSONS INDIA PRIVATE LIMITED — check the number on the register before any cheque.
Is GST inside the ₹9,000/sq.ft* BSP, or on top of it?
On top of it. The price page's cost-sheet table lists eleven lines in total, and GST is one of them, sitting beside floor PLC, view PLC, car parking, club membership, electricity infrastructure, power backup, IFMS, advance maintenance and ECPA — every one of those additional to BSP, not folded into it. The ₹9,000/sq.ft* figure is the base rate the site quotes everywhere; GST is a separate line on the same sheet.
| Cost-sheet line | Sits where | Rate/amount lives |
|---|---|---|
| BSP | Base rate | ₹9,000/sq.ft* on the current list, this site |
| GST | Beyond BSP | At the rate current when the cost sheet is issued |
| Floor PLC, View PLC, parking, club, electricity, power backup, IFMS, advance maintenance, ECPA | Beyond BSP | Written cost sheet |
Why doesn't this page state the GST percentage?
Because the rate that applies to a specific sale depends on how the transaction is classified at the time it happens, and a number printed on a web page today can be wrong by the time you act on it. That is the same reason this site doesn't print rupee figures for PLC, parking or club membership either — every one of those lives on the developer's written, dated cost sheet, issued against the unit you're actually buying, and GST is treated the same way rather than as an exception.
Ask our desk for the current cost sheet — GST is on it, dated: wa.me/919811405300.
Does GST apply after possession?
GST on a residential purchase in India is generally tied to buying before a project is complete; the position changes once a project has its completion or occupancy certificate and is sold as a ready home. Gaur Alaris Phase 1's possession is recorded as 09-06-2031 on a registration filed on 28-07-2026, so a booking made today is an under-construction purchase, and GST applies on that footing. Nothing on this page changes if the calendar moves closer to that date — the classification depends on whether the completion certificate has actually been issued, not on how close the date is.
Questions buyers actually ask
Does GST apply to a Gaur Alaris purchase?
Gaur Alaris Phase 1 has its possession recorded as 09-06-2031 — the project is still under construction, and GST is a feature of buying a home before it is complete. Our own published cost-sheet table already lists GST as a line beyond BSP, alongside floor PLC, view PLC, parking and club membership, with the note that the applicable rate is 'at the rate current when the sheet is issued'.
Is GST included in the ₹9,000/sq.ft* BSP?
No. Per the price page's own cost-sheet table, GST sits beyond BSP as its own line, the same way floor PLC, view PLC, parking, club membership, electricity infrastructure, power backup, IFMS, advance maintenance and ECPA all do. The ₹9,000/sq.ft* figure is the base rate; GST and the other lines are additional.
Why doesn't this page state the GST percentage?
Because the applicable rate depends on how the specific transaction is classified at the time of sale, and stating a number here without a project-specific, dated source risks a buyer budgeting against a figure that has since changed. The rate current when your cost sheet is issued is the one that applies to you, and it comes from that dated document, not from this page.
Does GST apply after Gaur Alaris is complete?
GST is generally a feature of buying before a project is complete; the position changes once a project has its completion or occupancy certificate and is sold as ready. Gaur Alaris Phase 1's possession is recorded as 09-06-2031, so a booking today is an under-construction purchase, and GST applies on that basis.
