What is PLC at Gaur Alaris?
PLC stands for Preferential Location Charge — an amount added on top of BSP when a specific unit carries an advantage over another one in the same tower. Our own cost-sheet table already lists it as two separate lines rather than one: Floor PLC and View PLC. Both are developer charges, itemised on the written cost sheet, and neither sits inside the ₹9,000/sq.ft* BSP figure quoted on this site.

Floor PLC and view PLC — what each one is actually for
The two lines answer two different questions about the same unit. Floor PLC is about which floor band the unit sits in inside its tower. View PLC is about what the unit looks out over — greens, the road, or a corner aspect are the kinds of distinctions that typically carry a view premium in a project built around landscaped grounds and a large clubhouse. A unit can carry one of the two, both, or neither, and the cost sheet prices them as independent lines rather than folding them into a single number.

Both lines are listed on our published Gaur Alaris cost-sheet table as developer charges beyond BSP — the concept and the line names are public; the rupee amount against a specific unit is not, because it depends on the tower, floor and view combination you're actually looking at.
Does it matter which of the eight towers you're looking at?
Gaur Alaris Phase 1 is planned as eight named towers — Eleganza, Evania, Gaudium, Elance, Azura, Orlena, Elara and Aurea — each rising 34 storeys. Because every tower shares the same storey count, the same floor-band structure is available in each one; what differs tower to tower is what a given floor actually looks out over, which is a site-plan question rather than a height question. Which specific band a given floor sits in, and what it carries in PLC terms, is confirmed by our sales desk against the cost sheet current on the day — floor availability changes as units are booked, so a table printed today can be wrong by the time you read it next month.
Why doesn't this page print a PLC amount?
For the same reason BSP, parking, club membership and the rest of the cost sheet stay off this page in rupee terms: the amount depends on the specific tower, floor and view combination you choose, and a number posted loose on a page goes stale the moment the developer revises the sheet — which is exactly what happened to BSP itself on 23 August 2026. A dated sheet issued against your actual unit is the only figure worth acting on.
